How long does it take to purchase a property?
Timescales can vary greatly, depending on the type or property you’re looking for and whether you are part of a chain, but on average it should take something between 10 and 14 weeks.
How much deposit do I need?
This depends on each individual buyer’s position. In particular, the cost of the property you’re looking to buy, how much you have put aside for a deposit, and what you have agreed with your mortgage lender.
Do I need a mortgage agreed first?
It is definitely a good idea to have at least spoken to a mortgage adviser and it is a good idea to obtain an agreement in principle. This will tell you what you can afford!
Can you help me get a mortgage?

Can you help me find a property to buy?
Yes, although we traditionally act for the sellers we can help you find a property.
Am I still able to view properties?
Technically you can, but we advise that once you have an offer accepted, you should stick with it.
How do I make an offer?
It can be done verbally, but should always be followed up in writing. In particular if the offer contains conditions.
Do I need a survey?
It is advisable as part of your due diligence whilst buying a property, although you do not have to.
What happens if I decide not to buy the property
On occasion people do pull out of their purchases for all sorts of reasons.
When do we “exchange contracts”?
You can exchange contracts once the legal enquiries have all been answered satisfactorily, and once you have your finances arranged.
When will I be able to move in?
Once you complete on the purchase of your property, this is normally on a set date so you should have plenty of notice.
