How will you market my property?

Your property will be marketed through all the normal estate agency routes to market: homesearch portals, advertising, applicant match via our state of the art property database, mail outs, tweets, blogs, social media, email outs and the good old fashioned telephone outs!

Can potential buyers view my property?

Potential buyers can and will want to view your property. We are very accustomed to viewing property and we have a strong set of procedures in place to protect you and your property. We will set the protocols and arrangements with you at the point of instruction. We take security very seriously, and we will always have details of anyone viewing your property.

What is an EPC?

An EPC is an Energy Performance Certificate. It is a legal requirement to have one in place prior to marketing - we can help by arranging this for you.

Do you take photographs and create floor plans?

Yes we do, we produce property details that will reflect the best aspects of your property.

Do I have to have a “for sale” sign?

A for Sale sign is not essential, but we do recommend that you have one. They are helpful for potential buyers to find your property when they are viewing, as well as another way of letting potential purchasers, who were not considering moving, seeing that their dream property is on the market!

How are viewings arranged?

Viewings are always arranged by us, following our strict procedures and protocols. You will always be informed prior to a viewing unless already agreed that we don't need to at point of instruction.

What is conveyancing?

Conveyancing is the legal term for selling your property. It is normally done by Solicitors or Legal Conveyancers.

Will you keep me up to date?

We pride ourselves with our reputation for giving our clients regular updates through all stages of selling their property.

How are offers dealt with?

Offers are dealt with by reporting them to you both verbally and in writing. At the point of an offer we qualify the potential buyer and give you as much information as we can about their situation. This is an essential part of our role, and proper due diligence from us at this point will make the sale run smoother.

When do we “exchange contracts”?

You exchange contracts as soon as both sets of Solicitors or Conveyancers have carried all of the legal enquiries, and when the purchaser is in funds to exchange.

What happens if I can’t sell my property?

If your property is not selling, then we will be giving you constant feedback as to any reasons why this may be. We can then work with you to overcome any problems and increase the chances of a sale.
