Mortgages

At Hopewell, we are a privately owned estate agency, and as such, we are proud we focus solely on property transactions. Therefore, we don’t become distracted by financial services. That said, we advise you to engage with a mortgage adviser early in your property search to help you have certainty about your acquisition budget and long-term affordability.

As property professionals, we are well connected throughout the Bristol marketplace and can introduce you to known mortgage advisers. See our guide to mortgages to learn more.

Conveyancing

Conveyancing is a vital aspect of your purchase, and conveyancers play a big part in representing both the buyers and their mortgage company during the due diligence period, which takes place between agreeing on a sale, through to the successful exchange of contracts and on to legal completion.

As property professionals, we are well connected throughout the Bristol marketplace and can introduce you to known solicitors or licensed conveyancers.

There are many ways that you can benefit from the Government’s Help to Buy scheme if you and the property that you are buying fits the criteria. See our guide on Help to Buy to find out more.

FAQs

How do I register with you to find a property to buy?

Simply click on the Registration button and answer all the questions, then leave all the hard work to us!

How long does it take to purchase a property?

Timescales can vary greatly, depending on the type or property you’re looking for and whether you are part of a chain, but on average it should take something between 10 and 14 weeks.

How much deposit do I need?

This depends on each individual buyer’s position. In particular, the cost of the property you’re looking to buy, how much you have put aside for a deposit, and what you have agreed with your mortgage lender.

Do I need a mortgage agreed first?

It is definitely a good idea to have at least spoken to a mortgage adviser and it is a good idea to obtain an agreement in principle. This will tell you what you can afford!

Can you help me get a mortgage?

As property professionals we have a wide network of connections who cover all aspects of property and we can put you in touch with mortgage advisers.

Can you help me find a property to buy?

Yes, although we traditionally act for the sellers we can help you find a property.

Am I still able to view properties?

Technically you can, but we advise that once you have an offer accepted, you should stick with it.

How do I make an offer?

It can be done verbally, but should always be followed up in writing. In particular if the offer contains conditions.

Do I need a survey?

It is advisable as part of your due diligence whilst buying a property, although you do not have to.

What happens if I decide not to buy the property

On occasion people do pull out of their purchases for all sorts of reasons.

When do we “exchange contracts”?

You can exchange contracts once the legal enquiries have all been answered satisfactorily, and once you have your finances arranged.

When will I be able to move in?

Once you complete on the purchase of your property, this is normally on a set date so you should have plenty of notice.
